  • Utilize tax certiorari to challenge the real estate tax assessment on your property in attempt to reduce the property’s assessment and real estate taxes. 

Rents

  • Calculate, bill, and collect both fixed and escalation rents
  • Send late notices and bill back late charges
  • Lease renewals, negotiations and escalations

Reports

  • Itemized monthly rent collection reports, income and expense statements, general ledgers, and disbursement reports

  • We insure our building under a master policy that we competitively bid out each year, thus allowing us to obtain insurance at substantially lower premiums than individual owners

  • Negotiating lease terms and preparing lease documents
  • Monitor tenant compliance with lease terms
  • We screen all prospective tenants including running credit reports, checking landlord references, reviewing all financial information, and personally interviewing each prospective tenant

Legal Compliance

  • Compliance with DHCR, HPD, ECB, DOB and other agencies
  • Ensure all building permits, registrations, and licenses are in compliance with the appropriate government agencies

Repairs

  • Our highly trained, in-house repair and maintenance crew enable us to keep costs down and provide rapid response
