Yes. Guarantors must generally document annual income equal to 80 times the monthly rent. For example, if the rent is $1,000 per month a Guarantor should earn $80,000 or more annually to qualify. A Guarantor must also have a US social security number and a US credit history. Pine Management accepts a maximum of 2 Guarantors and we will consider the sum of their incomes to meet the requirements.
Pine Management can process and approve a rental application within a few hours providing the applicant(s) and guarantor(s) have submitted all of the required documentation.
One month’s rent is the standard deposit. Additional security may be required under certain circumstances.

NO. Due to various building and fire codes, we CANNOT allow the storage of ANY items in the hallways, public corridors, fire escapes, or common areas.
Yes. Although renters’ insurance is not a requirement, we highly recommended it. You may be surprised at how inexpensive a policy to protect your belongings can be.
Pine Management ONLY accepts certified checks, bank checks, or cashier’s checks at the lease signing.
Tenants are generally required to have an annual income equal to 40 times the monthly rent. For example, if the rent is $1,000 per month, an applicant should document no less than $40,000 a year in income. If the apartment is to be shared, the sum of all applicants’ income may be considered.
A Guarantor (also known as a co-signer) is a person who agrees to be equally responsible for all of the rules, regulations, and guidelines of a lease for the entire term. A Guarantor will be responsible if the tenant is unable to pay the rent or otherwise breaches the tenancy agreement.
Pine Management currently charges a nominal fee of $50 per applicant.
Rent is due on or before the first of every month.

Rent checks must always be made payable to the name of the LLC that owns the building. This can be found on the top of your rent statement. Also, please note your account number or apartment address and number on the checks.
